Please read our terms and conditions carefully. When making a booking, you accept all booking terms and conditions. It is your responsibility to ensure that all the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of booking.


Check-in time is available from 3pm on the day of arrival. Please enter the property with the code that will be provided in your pre-arrival email. Check-out time is by 10am on the day of departure.


At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is provided.


We provide limited off-street parking for guests and there is street parking directly in front of Bronte May.


We provide free Wi-Fi internet for guests only. The connection of the internet during the stay is not guaranteed and may be disrupted or not available without notice.


A credit card authorisation must be provided upon confirmation of your booking. Any damage, loss or expense incurred as a result of breach of these terms & conditions will be charged against your credit card. Examples include but are not limited to breakage, loss, damage or excess cleaning requirements. A fee will be charged for soiled mattresses and/or smells of cigarette smoke within the cottage.

Extra cleaning fee will be charged if left in extremely dirty conditions. If sink is provided, guests are expected to wash up all dishes and leave kitchen equipment as found at check-in.


Keys that are not returned at time of check-out will be charged at a cost of $25. This will be charged to the credit card held as the bond.


No pets are permitted in the grounds of the property or inside the property.


Bronte May is a non-smoking property at all times.  Guests who wish to smoke can do so outside the front gate.  Any traces of residual smoke will incur an additional cleaning charge of $250.


After 10pm all noise is to be kept inside with doors closed. Bronte May is intended for holiday purposes only. We are located in a residential area, so parties and gatherings are strictly prohibited without prior permission. Disturbance to neighbours including excessive noise and music is prohibited at any time of the day or night, and may result in eviction without refund.



Minimum length of stay restrictions apply to certain rates during special event periods. There is a standard 2 night minimum stay.


Rates quoted are in Australian dollars and are subject to change at any time and availability. Rates are inclusive of GST where applicable. Any verbal quote given is an estimate of price only, which is subject to written advice on the booking confirmation.


50% of monies due and any applicable booking fee is payable at time of booking. The remaining 50% is due 21 days prior to your stay.

Direct Deposit option available as well as Visa and Mastercard (1.3% credit card fee applies). A credit card pre-authorisation of $200 will be held on all bookings as a bond for your stay. Valid credit card details will be held as bond for your stay.

Per Room: Full payment is required at time of booking. If payment is not received within 48 hours, Bronte May reserves the right to cancel the booking.



Bronte May is a small business and cancellations affect us greatly.

Exclusive Use:

To secure your booking, you must pay a non-refundable deposit of 50% + any applicable booking fee. The deposit is non-refundable.

If you cancel a booking, you will only receive a refund if the dates are rebooked by us to another guest for the same value.

No cancellations are accepted on the day of arrival or after check in. You will be charged the total of the reserved stay under all circumstances.

Per Room Basis:

If cancelled within 60 days of the booking, 50% of monies paid will be charged.
If cancelled within 30 days of arrival, 100% percent of the booking will be charged. unless dates and rooms relevant to that booking can be re-covered. Any dates not rebooked will be forfeited by the guest.


Bronte May reserves the right to open the property for new bookings if payment terms are not met.


Bronte May is operated to the guidelines set out in the Shoalhaven Council Short Term Rental Accommodation. All guidelines must be adhered to or can result in eviction from the property.



Bronte May is subject to the National Principles in the Privacy Act 1988. We will collect personal information about you directly from you when you communicate with us over the phone or by email. The type of personal information collected by Bronte May will include your name, address, telephone number an email address. We may use your personal information to provide marketing materials, monitor the service provided to our guests. If you do not wish to subscribe please let Bronte May know by unsubscribing. If you send emails to Bronte May that contain confidential information, you do so entirely at your own risk.


Bronte May has worked to ensure that the contents of our site is accurate and reliable. However, errors may occur. Bronte May disclaims any warranty of any kind, whether expressed or implied, as to any matter whatsoever relating to this website any any links to or from this website, including without limitation, warranties as to merchantability, non-infringement or intellectual property for any particular purpose.
